CANCELLATION POLICY

This document outlines the official cancellation policy for bookings made through the SubletMe platform.

SubletMe is responsible for managing cancellations and issuing refunds according to the cancellation terms listed on each property listing. Both the host and the tenant are required to follow the cancellation policy displayed on the listing at the time of booking.
If a cancellation occurs, SubletMe will handle the process and any applicable refund, based solely on the terms outlined in the listing's cancellation policy. SubletMe will not be responsible for any terms that differ from the ones officially displayed.
In case of any questions or issues regarding a cancellation, both the host and the tenant are encouraged to reach out to SubletMe directly. We are here to support both sides and ensure a smooth and fair process, based strictly on the agreed policy.
If no cancellation policy is specifically displayed on the listing, SubletMe’s recommended default cancellation policy will apply.

1. Tenant Cancellation Policy

Full Refund:
 Tenants are eligible for a full refund if the cancellation is made at least 30 days before check-in.

Partial Refund (50%):
 If the cancellation is made between 7 and 30 days before check-in, the Tenant will be paid 25% of the total reservation amount.

No Refund (100%):
 For cancellations made less than 7 days before check-in, the Tenant will be paid 100% of the total reservation amount.

2. Host Cancellations
If a host cancels a reservation after approved , the tenant is entitled to a full refund.

Hosts who cancel bookings repeatedly may face penalties, including listing suspension or removal from the platform.

Host Cancellation Fees:
At least 30 days before check-in: No fine.
Between 7 and 30 days before check-in: Host must pay a fine of 10% of the total reservation amount.
Less than 7 days before check-in: Host must pay a fine of 50% of the total reservation amount.

4. Special Considerations
Hosts may choose to set a different cancellation policy, which must be communicated clearly to the tenant before booking.
Tenants should review the host’s cancellation terms carefully before confirming a reservation.

Welcome to SubletMe!
These Terms of Service ("Terms") constitute a legally binding agreement between you ("User," "you," or "your") and Mia P Holdings LLC ("Company," "we," "us," or "our"), the operator of the SubletMe platform ("Platform"). By accessing or using SubletMe, you agree to be bound by these Terms. If you do not agree, do not use the Platform.

1. Overview of SubletMe

SubletMe is a platform that connects individuals seeking short-term rental accommodations with property owners or authorized sublessors. The Platform facilitates communication and transactions between parties but does not own, manage, or control listed properties. SubletMe solely provides a matching service between hosts and tenants and is not a real estate agent or brokerage company.

2. User Eligibility

You must be at least 18 years old and capable of entering a legally binding contract to use SubletMe. By using the Platform, you represent that you meet these requirements.

3. Account Registration

You agree to provide accurate and up-to-date information.

You are responsible for maintaining the confidentiality of your account credentials.

We reserve the right to suspend or terminate accounts that violate these Terms.

4. Hosts

Hosts must ensure that their listings comply with all local laws and regulations.

Property details, pricing, and availability must be accurate and regularly updated.

Hosts are responsible for setting cancellation and refund policies.

Hosts must maintain the property in a safe and habitable condition.

SubletMe charges a service fee from hosts for each booking.

5. Tenants

Tenants must comply with the terms set by the host and respect the property.

Payment for bookings must be made as agreed upon.

Tenants are responsible for any damages caused during their stay.

Any disputes between hosts and tenants should be resolved directly between the parties involved.

Tenants are not required to pay any service fees to SubletMe.

6. Payments and Fees


SubletMe charges a service fee from hosts for each booking.

Once a tenant completes a payment, the funds are first received by SubletMe. 

Within 24 hours of the funds being deposited into SubletMe’s bank account, the remaining amount (after deducting SubletMe's service fee) will be transferred to the host.

This fee compensates SubletMe for facilitating the transaction and providing platform services. Hosts are required to ensure the smooth coordination of the booking and are paid directly by SubletMe following the outlined process.

7. Cancellations and Refunds


Cancellation policies vary by listing and are determined by the property owner. 

Each listing clearly displays the cancellation terms set by the host. In cases where the host agrees to follow SubletMe’s suggested cancellation policy, that policy will apply and be presented within the listing.

If a cancellation occurs—whether initiated by the tenant or the host—SubletMe may issue a refund in accordance with the applicable cancellation policy. If no specific agreement is in place, the default terms outlined in SubletMe’s standard cancellation policy will apply.

Please note that SubletMe is not a party to cancellation decisions and does not enforce terms but may offer guidance based on experience and fairness..

8. Prohibited Activities

You agree not to:

Provide false or misleading information.

Use the Platform for illegal or fraudulent purposes.

Violate any applicable rental laws or regulations.

Discriminate against users based on protected characteristics.

Interfere with the Platform’s operation.

9. Liability, Disclaimers, and Indemnification

SubletMe does not guarantee the accuracy or reliability of listings.

We are not responsible for damages, losses, or disputes arising from rental agreements.

We do not provide insurance coverage for users or properties.

SubletMe solely facilitates a connection between hosts and tenants and does not act as a real estate agent or brokerage company.

SubletMe is not liable for any illegal, fraudulent, or wrongful actions taken by hosts or tenants.

Users agree to indemnify and hold harmless SubletMe, its affiliates, officers, and employees from any claims, damages, losses, liabilities, and expenses (including legal fees) arising from their use of the platform, violations of these Terms, or disputes with other users.

10. Dispute Resolution

Disputes between users should be resolved independently.

SubletMe is not responsible for disputes between users. Any disputes arising between hosts and tenants should be resolved independently between the parties involved.

11. Modifications to Terms

We may update these Terms at any time. Your continued use of the Platform constitutes acceptance of the revised Terms.
